@Vonnpeterson Adjacent homes in the same building are going from that price and up to 2.5 million. Home is ready to move in.  Is this property subject to whole selling and if not why not? And if so what will be the best option to approach it being that they are using a in-house agent for the building?

I have come across a family who is selling their mothers home. The home has been for sale for a year now. The owners has been placed in assistant leaving. The Daughter of the owner is really wanting to sell due to cost of the care provided for her mother. The home is located in a prime area or south Florida and the listed price is $452,000. They are currently using the association's agent. How can I help this family in need? I am very new to this and would like some seasoned vets opinions on how to move forward. 

Hey Jeff, sorry I missed your reply yesterday. To answer your question I'm not sure  what type of property I will be purchasing first. I am doing a ton of researching to find out the best option for what I want the outcome to be.   I have been a homeowner who had to short sale so I'm trying to avoid any of that this time By going into this next home all in mind.  I definitely will be move into something within the next 5 to 6 months. I look forward to working with you in the future.

Guestion for you. If I am under a rental agreement, can I break it to do a lease option, or does it have to be a traditional home purchase to avoid legal issues?
