I have 8 doors. I do not have an LLC. I have 4 accounts. My personal account. An account that my renters deposit their rent. As soon as they all pay I transfer that money into my rental account which is basically "my books". An account for security deposits. I keep a folder (paper) of my receipts, one for each building for tax time. I don't do monthly books.

Yes, I also deduct for mileage. It adds up.

Vacancies are low here in rural area and rents are up. House prices are higher than ever and selling fast.

As long as you don't use cheap paint. And that isn't. I use semigloss on everything. It wipes up  easy. Flat paint does not. But semigloss might not go in A or B rentals. Maybe eggshell or sheen.

I have never had a showing from FB. Never a second response. "Is this available" is all I get. Zillow doesn't charge in this area...yet. When they do I won't be happy about it but I will pay it. I don't get much response from CL but some, better than FB.

What he said........I would also see what it would cost to replace the entire window. A handyman can do most windows in 3=4 hours.

I keep up on repairs/maintenance. My renters (C+) don't like old appliances and run down places. And I don't want a renter that will live like that. This is my investment. I will be selling the building some day. I want to get more than I paid, and I will.

I screen them on the phone before I do any showing. Screen them again at the showing and most importantly PAY ATTENTION TO THEIR ATTITUDE. This will till you more than anything on paper. I don't charge a app. fee so I don't have to return anything.
