I have each tenant do their own area, no charge, part of living there. But my properties have each tenants parking space separate from each other. In your case I would pay the pros. For the mowing I get a quote from the pros and then offer a rent reduction to one of the tenants (I have duplexes) that costs me less than paying the pros. I provide the mower but they are responsible for damages they cause. I have a clause that I can terminate the mowing agreement anytime I want.

If you used a realtor I would let them handle it. Hopefully your sales contract is set up in your favor.

I buy everything at Menards because that's all that is around. If you can buy when they have their 11% discount it really adds up.

Unless you can prove the tenant broke them or it's in your lease for the tenant to fix them...they are yours. If you gave someone a ride in your car and it broke down would you charge them???

Leave the keyed part that covers the hole and remove the bolt.

I don't think there is such a thing as "air tight" lease, but we can try to get closer. If you are only changing 1 or 2 things I would add an addendum. Go with a new lease if you have several changes.

Fix the safety issues. Why put money into it fixing it up when that will lower your rent??? Enjoy the gold mine.

Get a different PM. MTM on inherited tenants. I don't do term leases anymore, even with the tenants I screen.
