If he is the best choice you have then ok. Did you pay attention to how he acted during the showing? Was he cocky and walked around like he owned the place or did he ask if he could look in this room? Pay attention to their actions during the showings. That will tell you more about them then the application.

ALWAYS have a key to YOUR properties. And have in your lease that they can not change or rekey the locks. Any hardware store for duplicate keys, prices vary from $1- $3. No experience with electronic locks. I do my own rekeying but I can see the advantage of electronic but they cost more. Go to Utube to learn rekeying, it's not hard but not for everyone.

One small town I rent in charges income tax on my net income from that town. It's only 1% for in town residents. I'm a non-resident so it's 0.5%. Check your local laws.

I am going to have to totally disagree with that life span expectancy chart. Just saying.

I list my minimums in my add, as do others around here. It cuts down on unwanted calls.

If the heating bill is high your tenant won't stay long. Might check into what it would cost to insulate and see what the heating bills are this winter and decide next spring???

Good to hear. Change the locks now.

I only have 8 doors so I don't have that kind of experience. But since the delinquent water bills get attached to the property tax I pay the water. It's a lot less headache. Plus I don't get the shut off notices. Good luck.

If I had a minimum credit score of 600 I would struggle to find renters but I'm in small towns so that may not apply to you. Most of my renters are under 30 and a lot under 25 so they haven't had a chance to build credit. Like he said maybe you are priced too high by comparison and as always in RE, location, location, location affects price. Just things to consider when comparing.
