Most apartments around here do not provide them. The bigger complexes have coin op. I try to provide them in my 1 -2 bdrms. It's a selling point and they get used to having them so they don't want to move. but just hook ups my 3 bdrms. I am able to repair them myself. I have a spare I swap out then I can repair it in my garage at me leisure. If you can not repair them I would buy new low end. I only buy used if they are less then 5 years old or so and at a good price.

I have a newly acquired inherited tenant. A retired couple. They had their house foreclosed on that's why they are renting. Of course it wasn't their fault. They haven't recovered from it yet. That was 20 years ago. You learn to see throuh the BS.

Ok. I see them listed as 6 yr., 9 yr., and 12 yr. And the price goes up respectively. That's why I was asking.

Does a 9 year electric water heater last longer then a 6 yr? Is it worth the extra $? And does the same apply to a 12 yr?

On my first visit once the tenant says they are out I rekey the locks. I bought a $23 rekey kit on ebay. When I'm at Menards I ask them if the have any keys left over from them rekeying locks. They give me 2-4 sets. I have many keys now. You do need to have a little mechanical ability but utube will teach you.

I know it all depends on how much water is being used. I am looking for people that have one meter set up on one well and can tell me their situation and how much their electricity costs a month. Or if someone has an educated guess on what it might roughly cost a month.

I usually buy the low end big box store items when on sale. My units are c class so no stainless. If I can find used less than 5 years old I will go with that if price is right. When my items approach 15-20 years old I'm looking to replace.

I just closed on a duplex with separate meters, the 4" well is wired to the one tenant. The house has 6 adults and one 2 year old. Each unit has a dishwasher and washer/dryer. I reduced his monthly rent by $10 to compensate for the electricity he pays for the well. Is this even close? Under these circumstances would you expect the electricity usage for the well to be around $10 or $100. I know it's hard to say for sure but just trying to get any ideas from experienced people.
