A small kitchen/dining area can be a negative in a 3 bdrm. Ask yourself, will it fit a family of 5 or 6? Would you want to try to sqeeze into it?

On m2m lease how do you raise the rent? Send a email & letter obviously but do you have them sign it or is a 60 day notification sufficient? I know I only need to give 30 day notice but I like to give 60. Do you do the same for any changes in lease? Do you need formal language? I know I might be over analyzing things, just looking for opinions. There's plenty of them on here, but that's a good thing, right.

The face coming off the drawers is usually from slamming it shut. Some people are just rough on everything. The longer they are there the more damage they will cause. I would get rid of them as soon as legally possible.

Nothing beats insulation. I would even do the walls. If it's cheap utility bills tenants will want to stay but not if they are high.

Keep in mind it takes a certain personality/attitude to commit a felony. I've meet a few that had a felony over 10 years ago. They still have a cocky attitude. Why would I rent to them when I have 3-4 other people that don't.

I had someone in one of my 2 bdrm that the furnace filter (no AC) would get filthy dirty every 3 weeks in the winter. The same apt with different people this past winter would go almost 3 months and it wouldn't get as dirty as the former. I have a 3 bdrm with a family of 5 and it goes 2-3 months and that doesn't get as dirty as the first one. I don't have a clue. I check them weekly in the winter and change them as needed.

I use the cheap ones at Menards. Less than $5. I replace all of them at turnover. Once you have the mounts up the first time it takes less than one minute to replace.

Thanks Russell and David. @Ian the intention of this post was not to determine whether or not I could "handle" the fact that the tenants had "all" of the power, but, instead try to find tips and tricks to shorten the wait time for evictions

The answer is no. There is nothing you can do or say.
