I get this type of offer every once in a while.  DON'T EVEN CONSIDER IT. They will put their workers in there and the workers don't care and will tear your place apart. I have a one bedroom and they wanted to put 6-8 workers in there.

I have one renter who is now 20. She was 19 when she moved in. I don't know if a 19 yo. is capable of having a "good" credit score, over 600.  She said she lived with her mom so no previous landlord to verify. Ya I know, I've heard that before but is it possible, sure. I paid more attention to how she handled herself and how she answered my questions during the showing, and she showed up early. She has been a good tenant, only late once and let me know before hand. She said she had to buy tires for her car. I checked, she has new tires.

Have it wired so the fan comes on when the light is on. This solved a problem I had with mildew.

I watched U-tube. Then bought a rekey kit on ebay. I rekey the locks at turnover. I can rekey two doorknobs & two deadbolts in less than 30 minutes. When I'm at Menards I ask them if they have any sets of keys leftover from rekeying. I have several sets of keys now. I have $23 in to it all. 

First of all. Quit taking pictures sideways. I have to turn my head to view it. I would dig out the loose stuff and patch it. It looks like it's been done before. Not always easy to tell by a pic.

Time to put some type of screen/grate on it. Make sure it doesn't restrict too much.

Did they turn in they're keys? If not I wouldn't give any refund until they do and then change the locks. If they left a forwarding add. I'd mail it.

What are the pros and cons for Mobil Homes for rentals? Any more problems/maintainance than houses?
