Make sure you read the Michigan Landlord Tenant Practical Guide. As far as I know there is no limit on app. fee. If you use an online service you can pay or you can have your prospective tenant pay. The problem I run into is most of my tenants are young, under 25, some are 19 so they might not have a credit/debit card so they can't pay online. You could collect the funds in person. I pay online $32 per person. I have done all my screening before I get that far.

Yeh, I get a lot of tire kickers. And they don't read the add. My first line says what town it's in and they ask what town is it in. Had one guy say "who is going to live there, it doesn't have a bathroom". Look at the pics dumb ***. I have some hoops for them to jump through. That weeds out a lot.

Does anyone actually end up showing your apt/house from Facebook. I get a lot of "Is it available" I answer them but never get any response back and never end up showing it to anyone from facebook.

Yep, if it's running and not cooling it probably needs to be cleaned. I don't buy $100 appliances, too risky. If it's more than 5 years old, no thanks. I want something that will last longer. And yes the new ones can die too. I buy low end from the box store. The renters are happy they got a new fridge or whatever. I just replaced a 1984 model with no ice maker and wire shelves, the guy was thrilled.

I don't think the monthly income fits the sale price. And the electric per year is no way.

I use CL & Zillow. I put my phone # in the pics & I put my minimum criteria in the add. I don't respond to emails. I put in the add "call for an appointment" and I screen them right them. At the showing I screen them again, if I get different answers we are done.

Make sure you read the Michigan Landlord/Tenant Guide and the GR landlord rules.

Getting full market price isn't always the best profit. How much will you lose if they move out? How much will you spend to paint, repairs, updates? Yes you need to raise it some but you have to decide how much is too much? Look at all sides.
