How would you find out if the state allows "giving the homes to tenants for free"?

Hi all. Does anyone know about a quit claim deed. A seller says he bought the property from his family using a quit claim deed, and there is no warranty deed. Is there any risks related to this type of transaction? How can I make this type of deals work? Thanks.

Do I need to order an appraisal when the seller is financing the park?

I'm looking at a property with well and septic. The park is only 70% occupied. I'd like to fill up the lotd upon purchasing. Do I need yo set up well and septic for each lot as I fill them? What would be the estimated cost to fill each and set up utilities?

Why does the cap rate go up every year? Is it because of inflation?
