The format of the chart I posted might be weird. But it has factors such as Market growth (weighted 6), Scale (weighted 4), utilities (weighted 4), Demand (weighted 6), rent upside (weighted 6), Property age (4), Deferred maintenance/capital intensive upgrades (4), Tenant quality (pay on time, pass background checks) (weighted 4), Current market strength (weighted 6)

@Frank Rolfe thanks Frank! So I wonder why the owners don't already sell the homes to the tenants already? Are they doing it for the extra cash flow?

I developed a matrix to score each property I underwrite. I use the percentage score to compare different deals. What do you think of the weight I put on each factor and my score system? Should I add more factors in to properly score a deal? Thanks!

Is it feasible to buy a park with all park owned homes? And then slowly sell the home to the tenants on rent to own terms? What are the risks related to that?

@Geordy Rostad I'm assuming it's because since MHP's are valued based on lot rent, and the rent for the homes don't account towards the value. Park-owned homes pretty much just drives up the expensrd, right,m

@David Barnett I got the tenants, and I wad a green landlord... We do charge them late fees. And that did nothing to reform their behavior. But oh well. Lessons learned

@David Barnett I definitely will once their leases expire. For now, I'm stuck. Any ideas on how to deal with tenants from hell?
