How do you sell a mobile home park without having to carry the note, and for the highest possible price? Investor buyers usually want way lower than its actual value. What type of buyers should I target if I wanted to sell for the highest price without carrying the note? Given that the park is in a great market, 30 units. Thanks all :)

Anyone investing in Greensburg, PA? What do you think of the Greensburg market for mobile home parks? Looks like both the city (Greensburg), and the metro (Pittsburgh) are declining in population. I'm looking at deal there, but the population looks concerning. Any thoughts?

Hi. I own a duplex that in considering selling. This may be a totally crazy idea. But can I split the duplex into 2 units for sale separately. So it would be like selling unit A to one person as a primary residence, and unit b to another person as a primary residence. Would this ever be feasible? Under what circumstances would it work? Re-zone the property? Thanks all.

@Brandon Sturgill would you say duplexes sell for less than SFH as the buyers are mostly investors and they'd want below market value?
