How is a duplex evaluated? Is it based on NOI and cap rate? Or just comps like how you evaluate single fam residences?

What is your one deal killer for mobile home parks sized 30 units, 60 units, and 90 units? For me, it's well water, lagoons, and not in a metro. What are factors that automatically disqualify a deal for you?

Hi all. Any syndicators here? I am making a company presentation to tell my LP's about what I do and my investment strategies, and how I can serve them. Etc. I included a slide for how they get paid, and how I get paid (acquisition fee, equity split, etc). I don't want this to be a turn-off for them. How do I be straight forward and at the same time, not make them think "Wow! So many fees, I'm being ripped off." Should I even include how I get paid in the introduction deck? Any ideas?

@Kelly DeWinter would it sell for less though? People generally prefer public water and sewer. I'm just worried that my buyer pool would much smaller this driving down the price. Thanks Kelly.

Hi all. I'm looking at a deal with public water with Treatment Plant for the sewer. This might be an odd question, but is there a way to switch the sewer to public sewer? If so, what is the average cost? Many thanks!

What is the average rent growth and expense percentage per year for Mobile Home Parks? Is it true that the lower cap rate an area is, the faster the rent grows? I understand this is a very general question as different markets probably have different rates. In your experience, what is the growth rate you had? Thanks all!
