Say there is a 50 lots mobile home park with tenants paying $100 below market rent. However, their leases are not up until a year later. The goal is to raise the rent by a total of $400 by the end of 5 years, and then sell the property. How would you implement the rent raise gradually?

How does a market downturn impact the mobile home parks and Multi-Family properties differently? For example, how would an apartment building lose its value in a market crash, and be tough sell? Is it because or a lower NOI due to lower demand, or a higher cap rate?

How would a market crash affect the mobile home parks?

@Jack Baczek would you say, generally speaking, hybrid parks have a harder time exiting than just a mobile home park?

@Jack Baczek that's great advice! Can you split the park and self storage. Sell the self storage first, and the sell the park alone when you exit?

Hi all. Do you typically stay away from hybrid parks? I've been looking at a self storage and mobile home hybrid park. Not sure how to exit when I sell. I was thinking maybe I can sell off the self storage first, and sell the MHP separately, would that be a feasible route? Thanks a million!
