And she knows the market really well, with over 15 years experience. She also worked for bank as an appraiser, so she can easily tell the market price and ARV. It's very pleasant to work with her. @Upen Patelmay I ask how do you treat the mortgage applied as primary residence and become a rental later. If it's only under my husband's name, does the mortgage banker will manually apply to me?

I'm doing a cash out refinance on a primary residential which we'll turn into a rental soon.
As I heard the mortgage limits is 4 per person, I try to finance it under my name only so that we can get up to 8 loans.
My mortgage broker told me that husband and wife count together on loan counts even if only taken out in 1 person name.
I get confused. Does that mean if we can only apply for 4 loans together if we're married? Or we can get 8 loans in total?
If lender will count on loan all together, it doesn't make sense for me to try so hard to get it approved under my name only. (I just relocated to US so I doesn't have a long credit history, it is very difficult for me to negotiate a loan by myself. But we'd like to apply as much conventional mortgage as possible and build my credit score at the same time).
We're in North Carolina. I need some suggestions on how should I structure the finance.

i like @Marina Shlomov's "plumbing policy" better than deduct from security fund. It's immediate penalty and may reduce the tenant call you with similar issues in the future. Besides, who knows if the security deposit an cover all the cost you spent when they move out. Make sure you include the repair policy in the lease and educate them well. Good luck!

We provide fridge, stove, dishwasher. I hesitated whether or not provide washer/dryer. But i just don't want to give the tenant another reason to call me about problems with appliances. And most of the house on the market doesn't provide that. So the tenants are not expecting that anyway.

@David Robertsonyes, we plan to install new guttering as well. Good advice!
@Account ClosedI agree that landscaping will definitely improve the curb appeal. I love the windowboxes idea, that will look lovely in spring. For the door I was thinking to paint it red, but you're right, with the red brick going on high gloss black will be a better idea.

we have this rental needs new roof and new exterior paint. I already picked out the light grey paint color and a dark roof color. However, there's a chimney in the front which ruins the curb appeal. Any suggestion on what should we do with the chimney? I'm thinking to paint it the wall color but I can't tell if it's a good idea. We want to completely remodel the house and sell it in half year. So I want to make the curb appeal better.

Awesome. I'm thinking of moving to Cornelius/ Davison area. It's closer to my work. I'm not very familiar around that area though. Currently I live in south Charlotte. Maybe you can give me some insight for the neighborhood and market.
