We had our garage celling and all the corners of the basement where the joys meets the cinder block sprayed with foam and it has worked wonders.. It worked out very expensive, but PEPCO (Electric company) was providing 50% rebate up to 4K, thus we utilized it.

Never thought about the life of shingles.. Good point.

This is our first rehab and we are redesigning the kitchen to make it bigger and utilize the Space well. Can the water main be behind the refrigerator, next to the wall panel ? The only way to get to the water main will be to pull the refrigerator out. Our end buyers will be first time home buyers with FHA loan. Would this be a concern during home inspection ?

@Suzette Lowery , 1700/- is a good deal. Was it all stainless steel?

I am on my first rehab and bought all SS appliance (Kenmore), including stackable washer and dryer (side by side refrigerator with ice and water dispenser) from Sears for 3300/- Just before they came with the labor day sale.

They had 15% to 25% off (depending on how many appliance you buy) plus an additional 5% off for using their rewards credit card.

They also promised to price match with the Labor day sale price. And yes they charged me 69/- for delivery and free installation of washer and dryer.

I recently started my first Rehab in P.G. County, Maryland and was surprised to know that they do not issue permits based on the HUD or the Deed which I received from the title company. They want the transaction to be recorded with the county office before issuing a permit.

This is a new rule is what I was told. Is there a way to expedite this process?

I am working on my first Rehab and am all excited about it. (PG County, Maryland. Washington DC Metro region)

When I was in the phase of getting multiple quotes from contractors, I came across a contractors who asked me upfront “How much did you buy it for?” and another asked me “What is your budget to fix the property?” before giving me his estimate. I had one contractor, who gave me his estimate and said, “I can work around to fit your budget”.

My question to the knowledgeable and the experienced members : If a contractor knows the acquisition price, should a first time rehabber even bother to get an estimate from that person ?

We are negotiating on our second property and the owner tells that they have filed Chapter 13 Bankruptcy 3.5 years ago.

The property is in Maryland and we wanted to do a Land Contract on the property paying her monthly rent to cover the mortgage.

Is this possible ? Please can any one share their experience and adivce me the right steps to take.

We will be meeting with the lawyers to discuss the matter, but would like to get educated before and have our questions ready..

Hi Mike Harris, We decided not to go as we are about to purchase our first property to flip.

As a newbie its best if we start with one thing at a time :)

Thanks Christina R. This being our first fixerupper.. we would like to flip it. Yes, one of the exit strategy is to rent it to Sec 8.

We are about 8 months into this field and this will be our first project. We have a wholesale deal under contract, hoping to close in the next 10 days.

The property is located in Landover, Prince George County, Maryland. The property was abandoned and is the ugliest house on the street.

Is there any program from the county, state or federal which provides incentive/rebate for giving life to this property?
