Christian De Jesus Welcome to BP, I am fairly new to Real estate investment and have been looking for a Multifamily (4 unit) in DC from the start of this year. Trinidad is very hot market and I have lost a lot of offers even with offers higher than asking price.

There are few thing I learned from this... Sellers always go for CASH even if its less than an offer with Loan contingency. The order of choice to a seller is Cash, conventional loan, FHA loan and last is FHA 203K loan.

We were in the last category and did not understand why our offers were not getting accepted, even with offers up to $30,000/- more than asking price with FHA 203K loan.

Recently we placed an offer on a conventional loan and they countered our offer. At the end we still lost it as we were outbid.

I am sharing this so that you pick an area which is not filled with cash buyers.. Picking an area is half the battle. I think that we lost a good part of this year.. looking for property in the wrong neighborhood.

At this time we have decided to move towards South East where there are a lot of inventory and the price is much cheaper...

We are also trying our luck on a 5/6 unit commercial property. I find any property with more than 4 units have less competition. Yes.. its harder to get loan approval for this, but as @Fred Ramos mentioned, every bank is different.

Thanks for your input and suggestions. I will suerly look at getting access to MLS, even if it means I have to get my realtor license. Realquest states they are real time. I will use this until I get my hands on MLS.

I am new and currently looking through Ziprealty.com, zillow and Redfin.com. I love Zillow to get some comps, but the data is very old. Others do not have much information. I got my hands on listingbook.com for some time which had only an hour delay from the MLS.

Is there any other providers of this service which is better than the rest ?
