Usually the title company deals with everything but I have a buyer who wants to pay cash for a house on a quit claim deed. Do I sign the quitclaim deed with the seller then an assignment contract with the buyer or does the buyer sign the contract with the seller then a contract for my assignment fee? I just spent the past hour searching for answers but I only got answers involving an REO. Any help would be appreciated. I am a wholesaler by the way.

They are sort of like Econohomes as being a bulk buyer, they have a company that handles the selling of the homes. If you would like I can give you their contact information. They do land contracts as well on the houses. They seem to have some good deals all over. I was doing some marketing on a home they owned close to me and the lady called me back like 3 months later to tell me who to call if I wanted to purchase the property.

Yes you would be able to. You can wholesale FSBO's that need repair or are in tip top shape. If they need repair you would have to go off of the comps in the area....if you google or look on this website how to calculate everything that could help. If a FSBO is in top condition and the owner is willing to take less for it, I have heard of investors actually listing it on the MLS (wholesalers I should say) to make the profit, but that's only after they brought it from the owner.

I was in school, my friend told me that they were bombing New York. Later on I found out that a plane had hit, I didn't understand the severity of "a plane hitting the building" until I watched the video. I honestly think that I am just realizing the severity of those attacks today because for some reason I am now thinking about how each person felt on that day. For some, knowing that they will die, and that there is nothing to be done about it is very sad.

Hi Kris, I hope I don't get in trouble for saying this, but there is a group on Facebook called Wholesaling houses full time....they have a lot of people there who are doing deals everywhere and who may be able to help you a little bit more. Someone just posted the other day about doing sub2 deals anywhere so I would say check that out for more help. I am not familiar with sub2 deals but eventually I would like to get into them.

Hi I hope that I am answering your question correctly, but I think that you are referring to you needing buyers (?) if so, call investors on craigslist to see if they are looking for something, I search for newly renovated or other keywords that would let you know that they are investors. I also would say use bandit signs that would say why rent when you can own and that way you can draw in some buyers for your properties if it is a lease option. I hope I helped out a little, I'm not sure of what the exact question was! :)

@Sean, I have a couple people that I have tried to partner up with, the deal didn't work out. Lately I've been calling investors who have bulk properties to send me their lists some don't, the ones that do are pretty much not good deals. I am going to keep looking though. @Ed, lol, that's funny because to me it seems to be the easiest outside of bird dogging, I know that I have to get my marketing and all of that in place to actually have business running smooth...rough patch I guess. And to be honest I am not a people person at all! Lol, I have worked in customer service before so I guess you can say I know how to treat the people! Assign the contract and do a double closing, that's the strategy. I am fearless but I will pass on being an agent :)

@Marc, that's one thing that I have always worried about, like what if the buyer sees it on the MLS? Sometimes the people don't even look at the MLS but I don't want to be in that situation, so every time that I make an offer if it is possible I try and make it below the LP so that I can still get my fee in there without it going over the LP. However, I have came across some realtors who won't even put an offer in at that price! Even after it has been on the market for more than 60 days, however I am still going to keep looking, I will find someone who will do it!

@Ed, thanks, I know it takes time but I feel like I am also wasting some of my time and being too picky, I get the lists everyday from 3 different realtors, maybe I am being picky. @Armando, you gotta get off the sidelines and jump on in! Even though I haven't done one I am learning a lot. One week what seemed to be a good deal the next week my view on things were completely different and that's just from getting more experience and looking at properties. Thanks
