I have a family member that owns a lot and residential property in Downtown Detroit. A lot of development is happening and she is not sure if she should hold on to it or try and sell it. The house does need updating...

Hello, has anyone ever worked with Detroit Land Bank deed restrictions? The owner says that its a 3 year restriction, I've heard of landlords renting them out until the time is over but has anyone worked around a sale?

I did run comps. ..there is nothing wrong with it.  Everything is brand spanking new in the house.

Right now its 29k or best offer. I checked the comps and it is priced reasonably. Obviously, I know that it may not be because it hasnt moved! Not on the MLS but I have posted on Zillow and Craigslist...

Hey guys,  I need advice on other strategies that I can use to get a 3/1 sold in Warren MI. It is move in ready,  not asking a lot. It doesn't have a basement or garage and is closer to Detroit. I have called a lot of investors,  put signs out, showed the house a lot and lowered the price substantially however,  its still not moving.  I am helping my brother in law sell it but it's mind boggling to me.  I've never had this problem!

@Account Closed sometimes you may need money down with that contract and sometimes you may not. It depends on who the seller is. For the option, give them a dollar. A mentor of mine told me he made a copy of a dollar and gave it to the owner. Don't let anything stop you. If they tell you no, fine, its just getting closer to a yes. See if you can work with other wholesalers in your area as well to team up on some of their deals. Don't over think it too much. Just jump in, plan, but remember you can't plan for everything. Remember that the worst thing that someone can tell you is no, and you have to be ready to take a no to get to your yes.

Well, to get it under contract of course you would meet with the seller with a contract. There are a lot of good contracts out there if you google them. I was always told by my mentor to invest in your own backyard. Start driving around your neighborhood. I know it sounds crazy but I never knew how many houses were even around me until I started driving around. I would say get the house first and then worry about the buyers, buyers will always come. Also check out free resources out there on the net like Steph Davis, and a host of others, I used her site when I first started out for my contracts, etc. Watch youtube videos religiously, take notes, write scripts, it will all come together.
