Im seeing a lot of good info here thanks for your responses, @Henry M. its WF, (Wells Fargo), I dont understand loan modification, I have tried the refinance route but it doesnt save much per month as what I hope for.
@Robert Adams no, it is the strategy that Im using now, but it does not look like the market is rising that way in my area. I have had a friend that owns 2 properties in my area tell me the same, but I want an exit strategy right now to obtain a house that Is not causing that much problems.
@Simon Campbell this is what I was afraid of, but my realtor says that the short sale wont affect me. He said as long as I can pay the monthly bills everything should be fine. I didnt know that the shortsale can affect credit, do you know any other exit strategy?

Hey thanks for the helpful info guys. @Tom Sylvester yes I play the cashflow 101-202 all the time, but looking for more in-depth real estate learning tool that you can use your knowledge and experiences in the same manner of cash-flow, or simply keep yourself above water. Once again cashflow is a great learning tool, but I was hoping there was something that catered to sole real estate investing.

I have an investment property that im currently loosing on. It is starting to become a burden to me. The realtor that im working with has told me the only way to sale it is by shortsale. I now have a tenant in the home and I was wondering if it can still be done with a tenant inside? Can anyone share their experience?

Vacation Rental is a strategy that im planning to get into as well. Having experience in the Dominican republic gave me some better insight on what to look for in rentals.

Thanks Rachel Leonard, I have read a Australian magazine on flipping in that country, it seemed like the markets there were no different than the U.S. I was thinking of owning there as well since I like to travel.

Rachel Leonard, thats nice, properties in Australia, and England, along with the U.S. interesting. Is it worth it owning property over there?
