Nikko, this depends on how you break it up using private debt or private equity investors. Pretty familiar with both, shoot me a PM if you want to chat through it!

Quote from @Sean Starkey:
Quote from @Scott E.:
If you connect with a private equity lender within your network (friend, acquaintance, contractor, family member, etc) then you come up with terms that are mutually beneficial.
I've structured a lot of private money deals over the years and they have changed based on the lenders needs and the deal itself.
Regarding your question on funding the entire down payment - This will be a harder sell but still possible, you'd just need to make the terms very attractive to the lender. You could structure something like this:
-Private money lender finances 100% of purchase and 100% of rehab
-You pay them a 6.5% interest only payment on their money along the way
-When property is sold, profits are split equally (50/50)
Sean, funding for that size of deal is totally typical for private money and you would keep the deal/profits but that would be if you put money down. Putting zero down would lead to something more like what Scott was saying most likely where they would need more upside... or at least the rate would be much much higher to an unsustainable/unsafe rate. Happy to chat about some more paths forward with you in DM's.

Hello all! I'm curious what everyone's experience with private lenders is like? What are the main pro's and con's? What do you look out for? Are there standard rates or parts of the experience to note and expect? etc. etc. Thank you!
