Regarding your question on funding the entire down payment - This will be a harder sell but still possible, you'd just need to make the terms very attractive to the lender. You could structure something like this:

-Private money lender finances 100% of purchase and 100% of rehab

-You pay them a 6.5% interest only payment on their money along the way

-When property is sold, profits are split equally (50/50)

What if I wanted to keep the property? If they funded me 589k for a house let’s say and I am paying interest only how would I ever pay them back if I never sold the house?

 Sean, funding for that size of deal is totally typical for private money and you would keep the deal/profits but that would be if you put money down. Putting zero down would lead to something more like what Scott was saying most likely where they would need more upside... or at least the rate would be much much higher to an unsustainable/unsafe rate.
