I appreciate the response Omar.  The issue here is that my friends have already left the state and using the nonprofit legal aid is going to be difficult, if not impossible.  

Anyone out there have an attorney they have used??  Thanks in advance.

Thanks Robert.  The landlord has texted over a pretty bogus list of deductions.  The issue here is that the landlord is not a professional.  This is his one and only unit.  He has extremely unrealistic expectations on what is reasonable wear and tear and what is damage.  For example he believes that the carpet should be in perfect shape.  The carpet is 9 years old.  9 year old carpet in a rental is well beyond its expected life.  

It also sounds like the landlord is cash strapped, most likely has already spent my friends deposit, and is looking for any reason he can to not pay.

Any Attorneys you would recommend?

Hello,

I am an investor in Michigan. A good friend of mine just moved out of a house in Las Vegas that he had lived in with his family for 4 years. The landlord gave him an excellent reference and seemed to be going smoothly. The landlord then changed his tune when it came time to return his security deposit. I'll spare you a long story but the house was left in good condition, my friend has numerous pictures to back this up and the landlord is withholding the $1400 deposit.

I'm wondering if anyone has a good Las Vegas RE attorney you could recommend. At minimum he is going to need a demand letter sent to this landlord. At maximum this could need to go to court.

I appreciate your help.

You are on the right track and line of thinking.  There is no way a title company will be quick or cost effective enough.  Learn how to do a title search right and you will be able to confidently bid on what comes to your sale.  It can be scary at first but remember, the people working at the title company regular people too.  There is no magical "title search" button.  They actually have to sit in front of a computer and do it just like you do.  

My point is that this is a skill that can be learned.  In the beginning I was super nervous about screwing one up but now, after doing a few thousand of them, it becomes second nature.   You can do it.

Has anyone looked in to how the numbers compare on this REIT, which specializes in single family rentals to any REIT's that have mostly multi families?

I'm just wondering if there is much of a difference in numbers between asset classes.
