Tristram, i was referred from snap adu to someone else, got the impression they were only doing bigger builds. Have had two meetings with the refferal and will likely be who i go with - they have been great. If you PM i can share their info.

Doug - I spoke with someone over at ADUGeeks. It did not go well. Couldn't answer anything and kept trying to get me to commit to an $800 "feasibility study" which alledgedly only told me if it was doable. Which it without a doubt is.
We will be in the Rolando park area. House actually has a JADU as well. Just now starting to be active on here, if there is some kind of PM function would you mind me picking your brain about your JADU rental?

Closing this week on a SFH in east county area with an existing JADU. Looking to hit the ground running on conversion of the 2-car garage with alley access to a studio ADU. Have had several "consultations" with ADU specialists and have heard a wild spectrum of numbers range up to 25k just to get permits. Also, the the points of contact have been very sales oriented, and unable to field even basic questions.
The fastest way to get it done and get a tenant, while ideal, seems to be limited by the fact that the city/county are the bottleneck on permits. I'm really looking to learn from this experience and become more educated on these processes moving forward so it seems like I wouldn't necessarily be that much of a sacrifice on the timeline.
Active military with a background in project mgmt and engineering, and am not afraid to get my hands dirty. Does anyone have reccomendations of how best to acccomlish this goal? It seems like having as-built and design drawings made by someone that does free-lancing and submitting the permits myself may be the best course of action.
Truly appreciate any advice and/or reccomendations!

Long-time lurker, first-time poster here. Looking at buying my first duplex and live in upstairs in the So-Cal area. With rental rates as they are, my pass has me realizing properties that I initially wasn't sure were viable, very much are. As you already know, there is a lot to consider to really evaluate costs. Been trying to piece it together over the last few days and stumbled around this post. I would love to see the sheet you've used to help guide my own due diligence. If not, I understand - if you have any advice for making sure I'm taking everything into account it would be equally appreciated.
