I do believe this will potentially reduce chinese investment of all kinds, however if they can continue to receive low interest money. Nothing might change as the tax on income will possibly still be lower than the profit they are making on their investments.  What i could see though is the chinese demanding more profit to offset the new enforcement of taxes. This would have a greater impact on the market in regards to competition of deals.

I personally would not as tenants have the right to live without interference. After i evicted and removed the individual i would begin the selling process.

The police will usually give the same to similar response they already gave you.  It is really difficult to get a conviction. Unless it was caught in the act or has pictures or footage of the act. 

I would definitely use the security deposit and anything in addition would be a civil matter, and you will ultimately have to decide what your time is worth from pursuing it. 

In my experience i would possibly turn into insurance and look for a new insurance company, because your rates will most likely increase. Another option is just to eat the cost   to repair things and take it as a lesson learned and find better tenants.

First they usually buy from auction.com and they are usually the foreclosures that haven't been picked up at the courthouse steps. Some of them are probations and some the bank has removed tenants and they don't want to sale through the court. They are scripted though.

I would want my mortgage and insurance and tax paid, and possible cash flow. if i was going to make it a rental. I would probably go a percent over a standard loan. I would also put 20% down payment, and i would want the opportunity for early pay off. In terms of balloon payments towards principle.

Yes, I find it to be a waste of time otherwise. In addition i want to know what they can afford before i show them and  what are their must haves. It allows me to evaluate their expectations and whether they will be a good fit with me.

It is kind of shady, however if i knew my closing date.  I would set up showings for the next day after the paint and carpets are complete.

Im looking into multi-family and commercial. My goal is cashflow and add value opportunity. For instance in a multi-family i am looking for property owned by and individual, that could benefit from new windows kitchens and bathroom upgrades. Where i can increase rents. In the socal area i also look for opportunity to do gap funding on flips.

I could name it Redwood LLC, 18 LLC, 18Redwood LLC, and so on.

No need to be creative if you are simply creating to sell.
