I would wait if you don't want to wait take the items and store them for a month. That should cover you.

I personally also love pex and when ever possible i will use it rather than traditional piping. In regards to the freezing i live in southern California and that is not really something that i have no experience with.

Real estate investment groups are usually the best method to get an idea of who actually invest. Many though go to the group and simply just came from the last guru that came through the area. You should also look to see if a bigger pockets groups meets in your area. That would be a great method to meet active investors.

i dont see why not however i would also be basing on her mothers income. I would want to know what they both make, and i would put both their names on the lease.

You have to look at cap rates and cashflow commercial is more of a business.  You have to look at gross profit, expenses to find net profit. You also look at cash on cash returns or the cost of the investment with the cash you use for purchase.

If they own investment properties.  If they simply run the business they will not understand the investors perspective the majority of the time. 

I would also want to know if they have their own construction team or sub out the work. If they also find tenants, and the cost for all services.

In my experience with trust banks look at it more as a vehicle to secure the property through probate.

I have never heard of the bank needing to be notified or a bank canceling the loan. It is radically different from a LLC or a Corp.

One tip for a trust never place your name as the trust name always make it a something different.

I think your first goal should be for you to create your value add opportunity for the mentor. One method is getting your real estate license.  The next thing is that you can find potential mentors at real estate investment groups. If you have your real estate license you can usually find a commercial internship.

I drive a Prius C its not flashy and gets great gas mileage for all the driving i do. However before the Prius i drove a 97 honda civic delsol. that was also super low-key.

Personally this is one of my main reasons for being a real estate investor. When i am married and have children i will have already purchased my time from my hard work now.  The most valuable thing in life is time. Thank you for the reminder and great story.
