After a year-long lease, my tenants are asking to continue on a month-to-month basis.  I offered a year long lease renewal at the same rate, which they declined.  Should I charge a premium on the rent for them to go M2M?  My unit had some repairs during the past year that took longer than the tenants wanted, so they are asking to continue M2M at the same rental rate.  And if they are looking to leave, how concerned should I be that it's only 4 months away from the holidays when its harder to find tenants?
