@Kristine A. I think that changes everything. For me, if you want to live there then price/investment opportunity is a pure bonus. If I could live where I want and still get some extra investment revenue that is AWESOME. If you are considering it more for regular life benefit then I say go for it, knowing that it is the primary reason and anything you get from the investment part is just a bonus. 

Please continue to share your experience. It seems like a fairly unique situation so I would love to see how it goes.

@Antoine Martel I agree. If the owner is not wanting to share critical information then you are gambling. 

However, if you (@Kristine A.) do get that information and look to see if the 3rd unit is legal I would think about if you could live in the basement apartment and rent out the other two. I know that isn't the most fun but you only have to do that for a year and then move on. Are you looking to FHA this property?
