Hey Anthony Black , welcome to the community! I live in Sterling myself and am in the middle of purchasing my second AirBnB investment property in Florida. If you want to get together for lunch sometime and talk real estate, let me know! Hi Carson Sweezy , is there a particular meet up in NOVA that you recommend? Jerry

My inspector didn't mention anything about that, but I don't know if that's the kind of thing that would come out in an inspection.  How do I check something like that?

All,

I am in the middle of rehabbing my first investment property and think my house is experiencing some kind of air quality problem and I'm not sure how to proceed.  My partner stayed in the house for a few days and as a result developed a pretty bad cough which seemed to go away and feel better as soon as he left.  We had a couple of friends stay in the house for a couple nights (different rooms) and they also began coughing.  Last night I spend about 30 minutes at the property and by the end of it felt a slight scratchiness in my throat and coughed a bit for the rest of the evening.

We had someone come and do a mold inspection that included an air quality assessment but spore counts were at normal levels throughout the house with the exception of the one room that is still under construction that no one is staying in.

The AC and ductwork are both brand new, but the house was originally built in the 50's.  Our contractor suggested that lead in the plumbing or paint might be a problem?  Since it isn't mold I'm honestly not sure what to check for next?

Thanks in advance for any help you can provide.

Thanks for your reply @Jeremy T., this is helpful.

Based on what I've been told, it sounds like every name that is on the partnership agreement has the full amount of the financing count against their debt to income ratio.  So as I understand it, if the three of us are each 33% owners on a 100K property, we only get 1/3rd of the income but all of the debt counting toward our debt to income for future purchases.  Any ideas on how to avoid that is what we are ultimately looking for.

Are there any other options for our group to consider?

I am in a similar situation as @Braden Hobbs, if anyone has any insights on this, that would be great!

Thanks for the advice everyone. @Bob Collett I think I will look into calling some of the main plumbers in town to see if they were aware of the issue.

@Shawn Holsapple - Yes we have had multiple people come out and take a look.  The prognosis is the same and the numbers are all in the same ballpark.
