Hey @Matthew Kissinger, welcome to the area! I'm pretty sure most of the area REI meetups went online with COVID. If you're on Facebook, you can check out the TVREI (Tennessee Valley Real Estate Investing Group) or MCREI? (Madison County Real Estate Investing Group if I remember correctly) as they're a little more active about posting meetups and information there.

I agree with all that has been said above, but I do own a property in 35810. It has been a unicorn in that I've had zero issues with it, and phenomenal tenants. With that being said, my other properties are all in 35805 or Madison, and I haven't had much desire to roll the dice again in 35810. The purchase prices are attractive, and they wouldn't be hard to cash-flow, but there are risks that come with that reward.

I don’t necessarily agree with that. There are some areas of Decatur that are C and even a few B areas. The hard part will be finding B neighborhoods that cash flow.

I’ll reiterate what many here are saying. I only purchase properties in 35805 on a case by case basis (currently west of Triana and south of Govenors). 

If you really made the unit’s nice, you could potentially get $450-$475 but I think that would be the top of the market in that area. 

Vacancies will fluctuate depending on property management and criteria. 

I’ve personally used Huntsville Premier Real Estate as a property manager and they’ve been great. I’ve inherited tenants from Rocket City Property Management and they seem to be good managers.

North of Hwy 72 from downtown east to Research Park is better to be avoided unless its a killer deal. West of Memorial Parkway (excluding the 5 points neighborhood just outside of downtown) is overpriced and likely wouldn't cash flow. These major streets do most of the work in marking off the best places to look for properties.

@Hamlin Caldwell I think we will have to disagree on the 35805 zip code. The area south of Governors and north of Bob Wallace is seeing some serious revitalization. There are $300k+ new builds going in left and right. The signs there say they are planning on building 120+ new houses and the they are all moving alongside pretty quickly. A lot of gentrification going on in this area with the proximity to downtown, the Lowe Mill, Campus 805, and Stovehouse developments going in, and with the high prices in 5 points, people are looking for the next best thing. Even the duplexes a little further south on Triana are getting scooped up quickly and renovated.
