Hey BPers, I did some market research in my area (Miami) and found where all the houses are being foreclosed or have been bought with cash in the last 6 months. I knew they were in bad neighborhoods but I went out and out bandit signs out last night anyways. While out, there were a couple times I would pass by houses with 3 or 4 cop cars outside and the cops outside in the pouring rain. Do investors buy in places like this? Also, if anybody else has had any experiences to share or advice to give, it would be appreciated. Thanks guys!

Hey James Stevens hope everything is well! First off, congrats on your first contract. I'm a newbie as well but I believe I have learned enough to answer your question. You should take the contract and the assignment and anything else the title company needs in order to process it and they should let you know what day and time you're going to have your closing meetings with both the buyer and seller. I BELIEVE that's how it's done, but don't quote me on this. Good luck!

Good morning BP! Hope everyone is doing well. I have a couple of questions about Direct Mailing. Im on a tight budget when it comes to marketing, I could do the yellowletters.com route but I'm really into being creative to save some money at the same time still getting good response rates. I could type, hand write, do yellow letters and postcards. What are your opinions on which work best and which work best on a budget?

Hey everybody, I'm new to wholesaling and investing in general. I feel like I've done plenty of research on how to wholesale and I know I have a lot more to learn but I feel I won't get started if I just keep trying learning. So I was going to buy bandit signs but then I found out my city, Miami, has come up with this system to call you every 30 mins until you pay a fine. I don't think there's a way around it so I scratched that off my list. Now I'm on Listsource building my own list but I'm having a tough time getting the criteria right. I'm looking for a list of about 500 to start with. This is my criteria: Bedroom 3-4 Current home value 50,000-200,000 (I wanted to start on the low end until I get the feel of it) Equity(%) 40-100% Last market sale date - before 2007 Property type - townhouse, SFR, condos The count comes out to only 150. If anybody could give me some advice on the criteria and on marketing in general that would be great. Thanks a lot!

Hi everybody! I'm excited to finally begin my investment career. My name is Jonathan Loynaz and I've lived in Miami all my life. I'm 20 years old, going to college for Business administration but I'm thinking about changing to Finance for investing purposes. I got my real estate license back in January of 2014 (19 at the time). Im going to start off wholesaling and save up to start rehabbing. I'm really nervous about starting to find my first deal. I've been reading a ton of material about all kinds of investing including wholesale but i just don't want to mess up my first deal. I'm really glad I found BiggerPockets and I'm happy to be a part of this community. Any advice on starting would be great. Also if anybody living in Miami wouldn't mind showing me how they do it, that would really be awesome. Thanks everybody for reading!

I'm new to wholesaling and I've done my research and education on wholesale where I feel somewhat comfortable trying it out. I just recently got a lead through advertising but the seller and his property are in another city. I'm in Miami and he's in Boca Raton, a good distance apart. As a newbie, is it worth trying to get a deal with him? Is it even possible? I don't even know how I would go about doing it. Any advice would be great. Thanks!
