You'll have two options here:
Option 1: Take HML (or cash) for acquisition, put a Section 8 or standard tenant into the property, re-fi and cash flow for years. Or maybe owner finance it to a family collect! (My recommendation)
Option 2: Finish the rehab (under $9k needed) and simply list it and collect a nice profit

Hey All,
Hope your rehabs are still on schedule and your closings aren't delayed! Had a question I'm having a hard time answering. I'm relocating to Houston from Dallas at the end of the year. My plan is to house hack a triplex or fourplex, living in one of the units.
I'm an off-market kind of guy, every deal I've done has been self-sourced. But, I'm having a hard time figuring out how to narrow my search to only multifamily properties. One post I found suggested that pulling county records would be the way to go. I was able to pull all taxed properties in Harris County (Houston) but one file would have them classified as MF with no address, others would have addresses with no classification.
Any thoughts on any other strategy I could chase down?
Appreciate the feedback!

@Doug Price seems like you did everything you were supposed to do here. A friend of mine did a drop for me this week. 1000 leads, 71 callbacks but some seem like duplicates. Haven't had a second to return calls yet but it seems like a shot in the dark method. I'm interested in seeing the results I have with my callbacks.
