I'm an agent and an investor in the Palm Beach area. On average, if you list with the right agent, Like me, you get 12-14% more for the house than if you FSBO. (True statement) Also, it depends on how quickly you want the house to sell, and how much you want your agent to do for you. You can go with a weak agent that is only going to charge you 1% to post on the MLS, but the buck stops there. Most agents who list for that amount are using the sign in your yard to get more buyers, and they're certainly not working to get your house sold, which just eats into your profit margin as your house sits on the market. If you really want an agent that will work to sell your house then send me a PM, and we can set up a meeting. I'm familiar with the Lake Worth area and the market down there. I also utilize all of the latest marketing tools and all available resources. Commissions can be negotiated if I bring the buyer as well. Good luck!

Thanks Gail. Studying is at the top of my list. I've already been through half of J. Scott's books, and have been listening to the BP podcasts for months now. :) It's great that you've found a mentor!! Good luck to you!!

So this is my 2nd New Member Introduction. I have recently relocated from DC to south Florida and am looking to start my career as a full time investor.  I'm looking for a mentor, friend, or just advice from experienced investors (specifically in the fix and flip market and/or long term hold) in the south Florida area. I am willing to work for knowledge and experience whether is demolition, painting, number crunching, or just getting coffees. Feel free to reach out if interested. Thanks BP!

Ok, here it goes!

I'm quitting my job in 4 months to become a full time investor!!  My boyfriend/sig. other/ business partner decided that he'd had enough of my constant complaining about how much I hate my job.  I've been an engineering for over 7 years, working the 9-5 and sitting traffic.  This had been our plan all along, but on a slightly longer time table.

We currently reside in Maryland and are completely new to the game.  We've been putting in the time mostly on education.  Joe has actually listened to every single podcast, while I have been combing through the "Newbie" articles.

Our main focus is for me to become a full time flipper while he continues to work full time until we both can transition full time into our new business.  I guess that technically we've been investors for almost 2 years doing a live-in flip (never again!).  I have been obsessed with house, and housing shows, and flipping, etc. since I was little, so why did I wait until I was 30 to start...??

Our goals are right now just to not work for "the man."  Long term, we want financial freedom, enough passive income where we can do what we want to do, when we want to do it, and where we want to do it.  We are both adventurous, outdoorsy people, and working full time jobs that aren't getting us anywhere just doesn't seem worth it anymore.

We have a lot of work to do, a lot to learn, and a long way to go, but having the bigger pockets resource and community makes it all seem a little less scary.

In conclusion, THANK YOU BP!!  I'm excited, nervous, scared, and thrilled to be finally taking this journey to building our future!!
