I like option #3. I also live in California and considering doing a "house hack" for my first investment property. IMO it's the best way to start as a beginner investor. Requires a low down payment (FHA/203K), easier to manage your property, your living for free + gaining experience as a landlord at the same time!

I'd say the best way to find a good PM is word of mouth. Connect with people and ask for referrals.

So if the lender is asking for 65% LTV, that means that they're willing to lend 65% of the purchase price of the property ?

Driving for dollars, direct mail, networking, contacting landlords on Craigslist to see if they may be interested in selling their property, etc..

Hey BP fam, I'm fairly new to this Real Estate Investing game and came across ROI and CCR in my reading. What is the difference between the two? Also, when would I use one over the other? Or should I use both when analyzing property? What I am thinking: ROI is the total return made from your out-of-pocket investment that factors in appreciation, loan pay down, taxes, whereas CCR only factors in cash flow. (please correct me if I'm wrong). Thanks.
