I highly recommend you ask about training. There is a lot to learn in order to be a successful. I would ask about vendors. If your new, you won't know too many people in areas that you will need (Mortgage brokers, home inspectors, contractors).  Make sure they are willing to help you build your network. Good Luck

I would go the clerk of the court and look at the property records.  That way you can see what promissory notes, leans have been filed on the property.  If it's a property you are interested in, you can always have a title company do a check for you.  Good luck.

You definitely need to be cautious as you are allowing your property to become a civil liability rather than an investment.  Police reports are public records so If you need to, you can get a copy yourself and not wait.  

Something to consider, if any of the sub-tenants damage your property in any way your only recourse is against your friend, tenant and not the sub-tenants.  Plus you could be held liable in civil court for things done by the subs.  I would highly recommend speaking to an attorney who can help you minimize your exposure. Good luck.

Have you thought about a lease option.  Have them give you a decent down payment, for the option to purchase at the end of the lease agreement.  If they take the steps to qualify at the end, great.  If not, you get to keep the deposit (cost of the option) and you can renegotiate a new lease, if they choose to stay.  Good Luck

I would stage the house for a month and plan on a well advertised open house (or two). If the property is nice and well done, it should move quickly. (Better ROI w/ less holding cost!) good luck!

According to NAHB, its block. Wood framed is approx. $80-$90 per square foot.
