I would add that IF you need more hand holding (nothing wrong with that!) and motivation and coaching etc, and have the funds to spend, I would go with Tom Krol and his Wholesale Inc. vs Sean Terry. With Tom you will get one on one help when needed. With Sean, well you don’t. Unless you pay for that and I don’t know how much that is?? Or if it even exist. The “instruction vs education” Tom espouses I am sure is gold! I am NOT a student of his. There is also a group called Wholesale Elite on FB and this group is one of the BEST in helping each other and is a very active online group and FREE! Max is the admin of that group and is very successful in his own right and he has a YouTube channel with tons of info. Just be careful. At the end of the day, what you make or don’t make will all depend on you and your taking massive imperfect action because no one “really” cares about your success. It’s really all up to you! Much success to you!

@Nicole A. I had a wholesaler offer me a "good deal" on a property that he got under contract that he got off of the MLS,!!???....he had so many days to find a buyer before he lost the contract, and yes, he lost it. A little too much wheelin and dealin in that type of transaction, not to mention perhaps a little shady, and I wanted nothing to do with it other then to watch the contract expire...:)

Jeff, exactly. The IRA people won't give you names of their clients. LOL. It's all about networking. Go to the events. Meet people, so on and so forth. This kind of financing is more likely to happen to someone who has proven themselves that they know what they are doing....

I just watched the webinar and I am so leery of paying for education because there are so many who are in the RE world, especially in H-town who claim to be in the RE business and promote themselves as a guru. The truth is, the only money they make is the money they make in selling themselves to you and whatever products they are pushing. I enjoyed the webinar, of course, and yes it is steep what they charge but when they asked for 1K at the end, it turns me off. I wonder if I could do one deal with them, and then based on the success of that, then...I can pay them 1K for all the jazz they want me to use. I won't hold my breath.

For those of you looking for private lenders, call an IRA company and ask them about any clients that are interested in using their IRA fund for RE investing. Here in Houston we have such a company and I am on my way to check them out. Also, I attend on occasion the auctions that are held by the county, either foreclosures, or sheriff sales. Lets just say you have BIG MONEY there and you would never know by looking at the people, but they snatch up foreclosed property with CASH and the county collects the money THAT DAY. 500K in cash? No problem. People are there with the money! I am going to go back and see if I can't educate them on helping me with my deals. LOL And the equity I can get them, far exceeds what they are buying at the auction. They pay almost top dollar and there is very little margin left, if any in some cases. I think alot of them just want a place to park their money.....and get some appreciation. Now granted, this may be a little unorthodox, but its worth a shot! Just a couple of ideas that I am pursuing. FYI. :)
