So I heard that the HELOC is treated much like credit card line of credit. It shouldn't hurt my chances of getting home loans.

If I have equity in my home and get a HELOC, would I have to use the equity to purchase one investment property outright? I would like to be able to cover several down payments using the HELOC and then get conventional or portfolio loans to cover the property purchases.

When I think through it, I am worried that having a HELOC open and on my credit would hurt me when trying to close on an investment property.

Does anyone have experience with this?

When you say multi-family's in Lubbock are fairly good, what size are you talking about? I am interested in them, but not finding much...

Hi Rayetta, I am still figuring things out and, like  you, studying as much as possible. I am reading Brandon's Rental book right now, and The Millionaire Next Door. My husband and I are starting to do some analysis on real estate markets. What are you studying?
