Jerome you should look into a local investment group in your area. I would call Women's invest group in Irvine and Lloyd Segal bootcamp in LA and get a recommendation.

Sounds like you need to come up with an actual system customized for your wants and needs. I would noodle around for a CRM system or simply create your own with excel using custom fields.

Wow, good advice hear from all. CA is more than a tenant friendly state. I would find a competent attorney that specilzes in landlord tenants rights with section 8
