The list was only about 64 people and I only sent them 1 letter, with about 10 pieces of returned mail.

Hello All,

It has been a while since U've posted on here so here it goes.

I recently tried to start marketing to probate leads that I retrieved from my local county courthouse and have had abysmal results. I don't want to give up on the strategy, as I've heard so many good stories from people who love this elad source, but I need some advice.

My approach was to send out a short but professional letter, and then hand write their address and my return address on the envelope to seem more personal. I received 1 phone call and it wasn't a deal.

What gives? Do you have any way to obtain phone#'s or email addresses for the Executors?

Or does this create a conflict of interest? Would this be state specific (I'm in Texas) or lender specific? Im not a real estate agent but my business partner is, and we are considering going after REO listings as a possible inside track on good lead for rehabs.

My business is coming across more and more properties that we will need to sell via seller financing to a Buyer who may not qualify for a mortgage loan right now, but hopefully will in a few years when the balloon comes due.

Anyone know of a good [b]loan servicing company[u] that can not only draft the mortgage payment from a checking account/credit card, but will also report the payments to the credit bureaus?

I'm trying to improve the credit of the Buyer so that they can qualify for a refi in the near future and pay me off.

Any suggestions are very appreciated.

Hey Guys,

I've received a ton of emails in the past few months and I am sorry if I have neglected any request for some of my lender contacts.

Like I said in the original post, please send me an email to [EMAIL REMOVED] that way I can quickly reply and attach my word doc with all of contact info.

If you simply send me a colleague request with your contact info in there, my laziness prevents me from logging into BP, copying and pasting your email, going back into my email and sending you an email with the info.

Especially when I have tons of other emails to tend to.

So.......if you requested some lender info from me and I ignored you, please send me an email message now and I will reply.

Hey BP Nation!

My company is trying to ramp up our volume of short sale files in our pipeline and I am wondering if you guys have ever had any experience in using a "Door Knocker" to get more leads? If so, do you have any sort of script that you use to train them when they go out to knock on these doors?

Maybe a Frequently Asked questions document? Maybe some advice?

We were thinking of at the very least giving our door knocker some training and a purchase contract so that he could explain how we can help, envoke a sense of urgency, and then have them sign a contract and say someone will be calling them back ASAP to get the process started.

Please let me know....

never completed a deal with him, but hes always been a str8 shooter with me, and although some of the details of short sale investing he wasn't crystal clear on, he gave me a pretty good understanding of the big picture

why do you ask?

I thought you guyd hav already done a few deals together?

Hey guys, it has been a while since I've been on BP and I am sorry for leaving you guys. I know you have all probably been pretty depressed since I have been gone and patiently awaiting my return....jk

I am creating this topic to see if anyone has any tricks of the trade that they use in the ss negotiation process that they may be interested in sharing with us.

I have heard of people using the following items but have had mixed opinions on their effectiveness:

-crime statistics for neighborhood/subdivision
-sex offender map
-LPS reports that reflect REO data
-REO vs. SS vs. Auction sale "bottom line" comparison
-pictures of repairs
-Contractor's estimates of repairs
-Mold Test results
-local RE market news articles
-Showings report/feedback report for listing

Please reply if you offer anything in your short sale package that isnt listed above and its effectiveness and also what your experience has been in the lender's receptiveness to any of the above items???

We have started a company that negotiates ss's for other agents (shameless plug) and am interested in a way that we can systemize/automate some effective negotiation tools that would allow us to not only get a lower apporval value but also speed up our legwork time in the negotiations.

Any feedback is helpful......
