For me its been lack of money and fear of my oversaturated market. I am in LA and always hear nothing but the fact its impossible to tap into. I do feel like I need to find a network out here, but those are some of my biggest hurdles I need to overcome

@Cleed Harris Happy to connect with you. You can shoot me a message, or if you schedule permits, we can find time to meet up in the city.
@Shawn Ackerman Thank you for the tips. I am going to start looking into the possibilities of MD too, as that is were I truly want to start making investments.

Hello @Johnathan Boyle I have no real personal experience in investments right now. I currently work at a top 5 mortgage firm for multi-family homes in Manhattan as an insurance analyst. Been there for two years, but that's about it.

Hey BP community!
I'm a newbie in Queens, New York. Long term I'm going to own large multifamily properties as well as dive into fix and flips. Right now, I am solely looking into wholesale to build capital. I have been reading books, studying online, going to seminars in my area, and I am just starting to listen to all the podcast on the site.
Although I live in NY, the market is extremely difficult to get into as a newbie investor, as most would know. I decided that Jersey (still researching to find the best areas) offers a better opportunity for me to start my career. Is there anyone out that that is still pretty new but has maybe 1 or 2 deals under his/ her belt that has some experience working with contractors/ agents/lenders, etc. (or IS one of those people)....that would be interested in possibly forming some type of partnership to look for deals and find lenders, so we can show them some form of track record.
I have a pretty strong network and strong networking abilities in-person.

I am in search of a strategy that will allow me to use my current network of professionals who are directly related to RE investing. I work for a mortgage firm as an insurance analyst reviewing the coverage of each property/location. I sit a across many "closers," attorney's, and underwriter's who appraise property. It would also be simple to produce a buyers list coming from our sales department. My question to everyone would be, how or can I make the best decision out of the current situation as an advantage without the help. I am looking to tap into wholesaling

If I am counting correctly, it only took you three wholesaling transactions to become confident enough to start rehabbing correct? Did you believe you gained all the necessary experience to start your own investments, or did you feel that just diving in and grabbing properties was the best way to go?
