Hello,
So I am looking to close in on my first deal by the end of the year. I have learned the process of wholesaling and what I have to do in regards to calculating a good deal, know what contracts I should be prepared, finding end buyers, etc. My concern at this point would be how do I go about finding possible deals? I received listing from the MLS of recent sales to compare with my prospective deals. Can I use a website like Zillow or redfin to find homes that are up for sale? Is that the best way? I do plan on driving for dollars this week to see if I can find some walking around the neighborhood that way, but would love feedback on how you find possible deals.

@Cortney Jones Your advice provided great help to me, as I have been through many months of research and preparing for my first deal. By any chance, would you have an extra 10-15 to role play a scenario as a first time wholesaler speaking to a seller and how I would go about it? I want to ensure that I come to the table correctly. Hello there and thank you in advance for the advice. I am starting out wholesaling as a way and means to build capital and grow my investments. As a rookie who has never experienced the process yet, can someone explain what should I have at all times while talking to a potential seller? Mostly looking for advice on what to bring going door to door and possibly landing a deal up front. Do I bring a contract? Comps? What else would be beneficial to ensure that I do not miss out on a good opportunity?

@Steve K. Thank you for the input. I am working around Redfin as we speak. I am also a spreadsheet kind of guy so that I can see my data in a organized and listed format, so this may be a great tool. Thank you!

@David Dachtera Thank you for the feedback. I am just hearing about Redfin so I will play around with that website as well. Maybe each website have their own niche based on demographics and location/area. If I can ask, do you use this process, and aside from researching the recently sold properties (no more than 6 months), square foot, etc. how much do you believe you can rely on the sales price listed? I would assume using that would be my starting point to figure out my ARV.
