Hello,
I am comparing comps for an REO that was listed several months ago for around 35K it has now been reduced to around 16K. I am looking at comps the realtor sent and I cannot believe my eyes. The comps for the last 60 days for 3/1 houses are 15K, 16K, 11K and 9K.
If all of the houses in the area are being sold as bank REOs does that mean I need to look for a new area?
Has anyone run into this problem?
BTW, the realtor is the listing agent. She told me there is a little wiggle room. Looks like there would need to be a great deal of wiggle room for this to work. :D

I have done a little research on probate cases in my area. I am finding that the listings do not disclose whether there is real estate included with the case. I was told the cases marked EST which stand for estate could have real estate included in the case.
Is anyone else running across anything similar?
Would you do blanket mailings to all of the listings that have EST?

I have also heard a few say to ask for a POF letter from the potential buyer.

As expensive as postage has gotten to be I would hate to mail to ppl that do not have real estate listed in their probate cases.

I am a newbie like you at this time.
I plan to simultaneously build my buyers list while finding good deals. Like a lot of ppl here have posted if we have a good deal it seems that if we market correctly we should not have a terrible time getting a buyer.
I think the more difficult task will be getting good deals.
