Hi everyone, my son's mom is moving into a rental home this month, they did the walk through yesterday and the house is not clean and the paint is not in great shape. The landscape is not in good shape either. In Massachusetts what kind of liability does the owner have to have the home clean, painted and landscaped before they have a new tenant move in?

Thank you both for your words of wisdom. Mindy, that is an interesting strategy. How many flip houses have you lived in?

I'm sure this question will have varying answers but seeing as I've just started having a real interest in learning to flip properties about 2 weeks ago, how long did the now experienced REIs take to learn about the business before actually looking for your first purchase? I've only just started reading my first book (The Book On Flipping Houses) as well as listening to podcasts on BP, reading blogs and messages in the forums. I have spoken with a seasoned agent for some basic info and I plan on attending a local REIA meeting this week. I know I have so much to learn before I'm ready. I do have a partner who is also inexperienced. Between us we do have access to the funds necessary for a down payment on an investment property but not much else yet. I'm gonna guess most put in at least a full year of research and networking before taking a chance.

For those of you who have taken the RE sales exam, do you have to take classes or can you get a preparation kit and just take the exam?

My name is Joe Bongiovannni and I'm 48. I am a paraplegic currently living off settlement money that I have in a trust fund. A year and a half has gone bye and I realize this money is not going to last for my entire life if I don't start living very conservatively even with the investments that are made from within the trust, or enhancing my income. I have a partner so he will be my legs so to speak when it comes to the consistent overlooking of the properties we purchase to flip. We are at the very early stages of learning and getting everything coordinated before we find and purchase our first one. We want to start in our general area from South of Boston down as far as North Attleboro. BP looks like it will be an invaluable tool to get knowledge from and talk to and meet poeple who are just starting out like ourselves and people with a lot of experience and knowledge.

I live in Braintree Massachusetts and I am looking to flip for the first time in this general area. South of Boston down to North Attleboro. I have a partner who is also inexperienced. I'm thinking I should use an experienced realtor to help us find the kind of property we are looking for as well as any connections they may have with lenders, contractors etc. Do most REIs find properties on their own to save money? I'm also wondering if anyone thinks that a condo may be a good idea for a first flip considering there would be less to be concerned with in the renovation. We will be happy if we make any kind of profit with the first one just to get the ball rolling and start getting hands on experience.
