"Good Cop, Bad Cop"

It's an old game, and it works in business.

In your case it's you being the good cop, and your husband being the bad cop.

Haven't bid on any yet. Time to pay is usually a deposit and proof of funds letter at time of sale. And it's up to you to research about any liens on the title

Take it easy, it's pot not a meth lab. I wouldn't do anything unless I had something more to go on. People who buy pot have scales to see if they are getting ripped off by the seller.

I'd take a good hard look at this maintenance man too. How did he "just happen" to find it. Was it laying out in the open? Or is he digging around in people's stuff?

This is why in my world of construction, there are Accord certificates of insurance, Bid Bonds, Performance Bonds, AIA G702 and G703 forms required for payment, and all the rest of the BS. I don't like it, but it helps weed out idiots like this Flynn guy.

And why is it the property owners responsibility to watch over the "subs". If it is WTF is he paying the general for? This Flynn guy hired some drunks/addicts/illegals and 1099-ed them, called them "subcontractors" and when they fukkkkkk ed up the job, he tried to weasel out of his responsibility as the "general" F him, he deserves whatever he gets.

Ask Flynn for an "Accord Certificate of Insurance" To be legal it must be sent directly from his insurance company to the property owner and the property owner mmust be named on the Accord Certificate. Don't let him flim flam you with something he hands you or sends you, because if he does it will be a forged Accord Certificate. If he cannot provide an Accord Certificate sent from his insurance company by "snail mail", tell Mr. Flynn to go F himself and go pound sand.

Oh and I got to tell you, if I ever heard the phrase "Investment Model" come out of anyone,  I'd bolt a titanium plate over my azz for protection

If the guy's trade dosen't show on him, his truck and his tools, you're talking to a middleman/salesman who is going to send out a crew of drunks/addicts/illegals to do the actual work.

When the guy calls them "Subs" that just means he is 1099-ing them to get around having to hire actual employees.

WTF do you need Mr Cleanhands for? Because he stands behind the work done by "his men"? Yeah like that ever happens

Tell the contractors that you need documentation of his drug policy and proof that he has a random drug testing program in place.

That should send about 99% of them running lol

Hire your own lawyer.

Don't post anything on the internet about it. words can easily get twisted.
