Chris,
You are absolutely correct.
I’d like to add something Bill Mencarow and Tom Henderson always say—-“never deal with a guru, who sells notes to their students.”
You are absolutely correct.
Investing rule number one: Don’t lose money.
Sounds like Alex is making money wholesaling information online.
Thanks Chris and Alecia for the feedback. And Chris, I’m new to notes so, I won’t be attending the thousand dollar plus conferences.
Thanks again.
Wow—Dave del Dotto. Now that’s a name from the past. Him and Ione Gray were holding seminars, weekly in So Cal/many moons ago. And I did learn how to use no money down techniques from them.
What are the actual names behind those acronyms?
Thanks
Post: I have 17 properties (in Memphis, TN) with notes that I may be open to selling.

Notes are discounted because of the risk and the TVM. But mostly because of the risk. So like the others have mentioned, all astute note investors are going to discount the notes.

Yes, Chris, it’s a contract for deed. But do they need the original or can I send just a copy? Thanks for the response.

Quote from @Jamie Bateman:
Is it Madison? Doesn't really matter but I've been getting some requests like that form them recently. Servicers get audited and need to be sure the collateral files are in order. I would guess they would like a copy of the recorded deed.
Yes, Jamie it’s Madison. Thanks for responding.
