@Ethan Bennett there is never too many questions a buyer can ask. My experience has been whether or not the seller will answer them all is the real question. So keep asking your questions. Its your agent's responsibility to forward them to the sellers agent. So don't be afraid to put them to work.

@Asher Pearl I work in the Dallas/Fort Worth area and a fellow investor/Realtor. I will be happy to help you build your team in the area. The DFW area was one of the fastest growing areas in the country last year. So this area is great for investment properties. Especially, if your looking for rentals.

@Vladimir Kunau Please clarify what your "exit strategy" is? In other words how are making your money on the deal? Are you looking for a flip or distressed rental that you intend to force equity with a rehab before renting. Then let us know what market your looking in. I would also recommend you attend a local Real Estate Investors (REI) club meeting. There you can network with other investors that will be happy to share their Hard Money Lender (HML) contacts. These are the private lenders you are seeking for either scenario I mentioned. And last, but not least, find a Realtor that is a fellow investor in your market. They will be happy to share their contacts with you. At least I do with my clients here in the Dallas/Ft. Worth area. Because eventually you will need an investor friendly conventional lender to finance out of the HML once the rehab is complete. You also need a good insurance company that can give you an inexpensive builders risk rider with your insurance policy. Because most HML's require it. Also, while performing the rehab of said distressed property it will be good to know certain "trades" contractors (HVAC, Electrical, Roofer to name a few) that are investor friendly too. So knowing a Realtor in your area should help with all of these important contacts. Hope this helps and good luck in your REI journey.

@LaNitra John One easy way is one you identify a market find a fellow investor/Realtor that specializes in working with fellow investors. If you are willing to work with them they should refer other members of their network (lenders, insurance companies, title companies, property management, etc). Long story short don't reinvent the wheel. Many Realtors connections have been vetted and worked with them for years. Hope this helps. Hard part is narrowing down your search as to which market to invest.

@Joseph Barthelemy as a fellow investor & Realtor I invest in the Dallas/Ft. Worth area and surrounding communities. But my experience with helping fellow investors acquire multifamily is that they are currently going for substantial amounts over asking price. And most are going to other cash buyers. So you will need a lot of patience, as well as, any agent you choose to work with in this regard. Personally, I invest in Single Family Residences (SFR) for long term investment strategies. If you want to learn more about the area just let me know. I will be happy to give some guidance. Especially, local REI club meetings to attend too. You can never learn too much from REI.
