@John Hickey......be very careful..... unless you are ..a thug.or have the street smarts and are a very ruthless person...not Worth the troubles.......I bought a apartment building in Chicago.. Humboldt area.....they we're selling dope in the vacant building... junkie .sellers and ... woman doing tricks.......I thought I was going to fix it and....run to the bank........they . sprayed bullets in the building while we were working.......lost my cash... Basically ran me out.........pg version...it was pretty tough on me......took years to recover from the mental issues.........that lesson cost me $$$$. Why start at the bottom usually don't have to start solo such crappy neighborhoods starter in a better area...... good luck

@Michael Norris.......start looking for private money.... Long term refinancing is available ...just start networking.....ask for a no docs....after arv...they lend 70 % ....I've done a few in Texas............ interest is a little high...but keeps you moving forward...no w2 needed...the property quilfy for the cash...

@Kneegel Benjamin... Take the next 12 months and read everything about real estate easy to read books something that you can chew on ...so many different strategies out there you need to see what is going to be to your liking..... Read read read save save save it'll build confidence to.. have some money put aside and then pull the trigger... It's a learning curve I take a few years just like anything takes a little while to get to know how to cook takes a while to be a carpenter or a while to be a copywriter takes a little while to be an investor..... Want it more than anything and you will succeed if you fall you get up learn from it do it again.. fail better fail forward one time I lost an apartment building the very next deal made about a180k glad I didn't stop....

You got to hang in there this is the wintertime things don't really sell you might have to wait till you know the early spring in the meantime keep that place looking good people really start buying in the early spring start getting ready to move and start making plans hang in there lower the price a little bit offer a free agent for $500 more whatever helps you sell it fast

@Hai G........ Yes I would say go with a 8 in and definitely add more shouldn't cost you more than a couple hundred dollars for them to do that...
