@Grayson Gist............ Start with taking off the drywall in that one wall take the insulation out go inside the attic and find the leak if it's a small pinhole leak put a pipe clamp on it save you a lot of money and time a bigger leak you can probably take care of it couple hundred bucks if it's PVC pipe do it yourself cut the water off and replace it... You'll be going through a learning curve the next couple years you just can't give up though lose hope things will get better I've been doing real estate for a little while... Go on YouTube learn as much as you can on how to repair stuff yourself become friends or try to build a good relationship with a handyman contractor you will be needing him as your team player for your future investing hope this helps
