Sounds like the Rheem is the way to go since it gives him the room he needs and is the same width.  As long as the airflow matches the coil you should be just fine.
I bought one in May on the courthouse steps, was advertised on auction.com but conducted by county sheriff.  County tax records stated it was a 2 bedroom, so that's what auction.com stated as well.  However, they've never been in the house, and I had no way of getting in and finding out for myself until afterwards.  Fortunately I got it cheap enough and the condition wasn't too bad so I'll be ok on it, just one of the risks of buying at the sheriff sale.

No but I get the impression they will cover it if you've been turned down in the open market.

They want to know how much they walk away from closing with.

I've had several houses that after sitting vacant for a period of time, the sewer will back up.  Seems the spots that could potentially back up go ahead and do that when the line gets used again.  I've had enough trouble with it that I just go ahead and have those snaked if the toilet is pulled during rehab, or keep a real close eye on it for a while.
