That information was not provided on Zillow.  Thank you for the insight.  Just curious though, would that have been a great buy at $100k???

I've been researching properties in Omaha, Nebraska and came across this property at 12931 Laurel Avenue, Omaha 68164. They just did a $60k price reduction and now have it priced at $100,000.  It looks like a great deal.  I'm not ready to pull the trigger, so I'm happy to put it out to the community.

To those investors and agents who are active in the area, am I on the right track? Would this make a good Flip or BRRRR? And if so, what price would you come in at with an offer? Also curious if anyone would share an opinion about the neighborhood. Thanks in advance! I look forward to connecting......

Bigger Pockets has amazing podcasts about House Hacking.  If you're a first time buyer in San Diego, instead of paying high rents, I'd recommend House Hacking.  Find an affordable 3 bedroom and rent the other two rooms out.  You should be able to bring down your monthly payment to less than what you'd be paying rent by yourself.  And you'll own a valuable piece of San Diego Real Estate.

There's also an opportunity to buy in an up and coming neighborhood, where you should see solid home price appreciation as well.  Let made know if you have any questions about neighborhoods that are in transition.

Hi Kamen,

There is a wide range of prices and rents for condos in San Diego.  Depending on your budget, I would recommend something within 15 minutes of the beach and located in a neighborhood that has shops, bars and restaurants within walking distance.  There should be some great options in Pacific Beach, North Park, Ocean Beach, Hillcrest and the College Area.  Prices start in the high 200's to low 300's.  I'd avoid Downtown San Diego, as that area is saturated right now.

Hey Andy,

My next door neighbor works for Craftsman Foundation Repair.  Larry Teves is the owner.  They've been great to work with and have pretty good pricing.  I had a smaller project.  Larry was able to keep the price down by adjusting the scope of work.

Hey Nick!  

I grew up in San Diego and have been Selling and Investing in real estate for over 30 years.  In order to make recommendations for neighborhoods, it'll really depends on what your budget is.  The San Diego market is hot right now.  There's a handful of neighborhoods just outside of the city core which are in transition.  If you know any thing about San Diego, they are where North Park was 15 yrs ago.  They tend to be good rental, as well as appreciation opportunities.

Some of the older, walkable neighborhoods include North Park, Hillcrest, South Park, Golden Hill, University Heights.  The restaurant and culture is amazing, as well as the Craft Beer scene.

Absolutely!  Richard Betzenderfer at Spectrum Renovations.  I've partnered with him on several Flips in the past.  He's good.  Unfortunately, all the good contractors are going to be busy.  Let me know if you'd like additional references.
