@Laura-Amira Talaat-Hamid Hey Laura, I currently invest in South NJ and also went to college in Philly. My suggestion would be to find small multi fam properties in South NJ. I am also biased however as I typically only invest in MFR and Rooming Houses

@Kyle Sosnowski Hey Kyle. I never personally experienced the house hack myself however I do only invest in the multifamily space. House hacking is the best way to get started in REI. My strong suggestion is to pick a market, NJ, Florida or wherever and learn everything you can about that market. Build your contact list in the respective market and take action.

@Sergio A. Chucaralao There a few things to consider:

1) Are you looking to be more passive or active?

2) Underwriting the deal

3) Evaluating and vetting the deal provider

4) Understanding what your ideal return is and what your timeline is for the return.

@Weronika Jedrak Hey Weroniks.. Unfortunately you can't just provide 60 days notice and have them leave. You can certainly negotiate with them to leave (cash for keys) though. You can provide a lease renewal with appropriate notice, if they do not abide by the lease renewal than you could go thru the eviction process after that. Hopefully you are acquiring a property in a city where there isn't rent control so you can raise it higher, but still has to be within reason. I'd consult an attorney that works with tenant landlord issues exclusively

@Daniel Illescas Welcome to the forums. In terms of estimating costs, talk with other real estate investors who own property locally to the area. Water/sewer costs can often be found online if you Google the town, taxes as well.

# of units per building, as well as investment vs personal property will have an impact on insurance. Flood insurance is something to consider as well.

@Eric Fichera Fellow Staten Islander here; Lots of variables. Better bang for your buck in south NJ which would require less liquid capital depending on where you invest. Bigger questions are, how are you financing,  where are you looking to invest, how much renovation are you looking to take on and are you willing to partner with others to assist you in your journey. These are all factors to how much capital you would need.
