@Brandon Morgan There's a reason why NJ and NY markets continue to rise. These are historically strong markets with solid appreciation. I strongly recommend researching an out of state market area extensively. The Florida market is dealing with crazy insurance issues right now. Other markets may seem to cashflow a little better but compare the rents and price and see if it makes sense.

@Stephanie Cortez You find the best deals by either going direct to seller or having a strong relationship with wholesalers/agents. Don't look for the homerun right off the bat. Get a few base hits with a couple of wholesalers or agents and you will see that once people notice you can close, better deals will flow your way.

 This isn't true at all. You need to buy right, ideally have at least one unit vacant. The price to rent ratio in AC is way better than Newark but you need to understand each and every block there. I invest in both areas.

@Abby Flynn if you are buying a pure rental, yes LLC is worth it. It's about 150 bucks and annually about 75 after. Can also start building biz credit if you learn about it.

Got started with a cash out refi of about 100k

If you do not own a property yet, you can possibly go with low 5% conventional financing depending on your situation and lender.

@Elizabeth Taras I cannot comment on the tax perspective here; however, I'd say buy a lower priced small MFR to get your feet wet where you can force value. I would only consider a flip if you partner with a trusted expert for your first deal.

@Daniel Kosciuszko be prepared wherever you invest to pull out anywhere from 50-80% of your money if it's a good deal. Rarely will you be able to pull out 100% of your money in year 1.
